Buying a Property? Here's What to Expect And How a Solicitor Helps

Thinking about buying a home? Whether it is your first or your fifth, the process can feel like a lot. But don’t worry - once you know the steps and have the right support, it gets a whole lot easier.

Step 1: Check Your Finances

  • Before you even look at property listings, you need to work out your budget:
  • How much can you borrow?
  • What’s your deposit?
  • Have you budgeted for legal fees, surveys and stamp duty?

Getting a mortgage agreement in principle from a lender is a great starting point - it shows sellers that you are serious.

Step 2: House Hunting & Making an Offer

Start viewing properties that fit your budget. Once you find “the one,” make an offer through the estate agent. If it is accepted - great! Time to bring in a solicitor.

Step 3: Instruct a Solicitor

Your solicitor (or conveyancer) handles all the legal stuff. This includes:

  • Reviewing contracts
  • Running local authority and environmental searches
  • Making sure the title (ownership) is clean
  • Communicating with your mortgage lender

They basically make sure you are not buying a property with hidden problems.

Step 4: Survey & Mortgage Offer

While your lender usually uses the survey to check the value of the property, you might want to consider a more detailed survey for peace of mind. Once everything is good to go, you will get a formal mortgage offer.

Step 5: Exchange Contracts

Your solicitor will help you:

  • Set a completion (move-in) date
  • Transfer your deposit (usually 10%)
  • Exchange contracts with the seller

Once contracts are exchanged, you are legally committed to purchase. Time to start packing!

Step 6: Completion Day

This is it! Your solicitor transfers the balance of the money to the sell-er’s solicitor, and you get the keys. You are officially a homeowner.

After That?

Your solicitor handles the final steps:

  • Registers you as the new owner with the Land Registry
  • Pays your Stamp Duty (if needed)
  • Sends you your title deed
